Home inspections are great for both buyers and sellers. During our inspection we will inspect a variety of systems and components, well documenting our findings along the way. Free Thermal Scans

We include free infrared images with all of our inspections. Thermal scans are helpful to know the temperature of water leaving fixtures and may show indications of problems or inefficiencies with heating, plumbing, and electrical components.

Specialized Tools

We use a number of specialized tools to help us perform quality inspections and add value to our inspection reports. We use electronic fault detectors, moisture meters, water pressure gauges, microwave testers, other specialized tools, and confined space crawling gear.

We use the most up to date mobile inspection software. Our reports are full of photos, videos, and useful easy to understand information. The roof is the first thing we inspect on all inspections. While it can be inspected from the ground, a ladder, or eaves… we will walk on all roofs when safe to do so. While on the roof we will inspect: the roof-covering materials, gutters, downspout, vents, flashing, skylights, chimney, other roof penetrations and the general structure of the roof from the readily accessible panels, doors or stairs.

The heating and cooling systems are costly systems to repair or replace. A quality inspection of these items is critical. During our inspection the inspector shall inspect the heating and cooling systems, using normal operating controls. The inspector shall describe: the location of the thermostat for the heating system; the energy source; and the heating method. We will document the brand/model/serial information and the manufacturing date in addition to any observed indications for concern.

Having a forest home means your home will most likely have a fire place. During our inspection we shall inspect readily accessible and visible portions of the fireplaces and chimneys;lintels above the fireplace openings;damper doors by opening and closing them, if readily accessible and manually operable; and cleanout doors and frames.

The exterior inspection is an important part of the report and covers many systems and components. While inspecting the exterior we look at the following items and more.  Exterior wall-covering materials; eaves, soffits & fascia; windows; doors; flashings; walkways & driveways; stairs, stairways, ramps; porches, patios, decks, balconies, carports; railings, handrails; vegetation, surface drainage, and grading.

The plumbing section of the report is very important and covers many inter-related components. This information can be very helpful for the new homeowner as it details supply shutoff locations and other helpful information. During the inspection we will inspect the main water supply shut-off valve;the main fuel supply shut-off valve;the water heating equipment and safety devices. We also inspect fixtures, faucets, toilets, sinks, tubs, showers, drains, vent system; and sump pumps with accessible floats.

Insulation & Ventilation

It gets hot and cold when living in the forest, we will inspect insulation in unfinished spaces, including attics, crawlspaces and foundation areas; ventilation of unfinished spaces, including attics, crawlspaces and foundation areas; and mechanical exhaust systems in the kitchen, bathrooms and laundry area.

We enter and inspect all safe and accessible Basements, Foundations, and Crawlspaces. While inside these confined spaces we inspect  structural components, the foundation, and other systems found in other sections of the report. These other systems include plumbing, heating and cooling ducts, ventilation, insulation, vapor barriers etc…

During the electrical inspection we inspect the service drop, overhead service conductors and attachment point;the electric meter and base;the main service disconnect;circuit breakers and fuses; grounding and bonding;  switches, lighting fixtures, receptacles,  all GFCI receptacles and circuit breakers and for the presence of smoke and carbon-monoxide detectors.We also include thermal scans of circuit breaker panels at no extra charge.

After inspecting exterior items we move inside the home. While inside we shall inspect doors and windows by opening and closing them;floors, walls and ceilings;stairs, steps, landings, stairways and ramps;railings, guards and handrails; and garage vehicle doors and the operation of garage vehicle door openers, using normal operating controls.
